Modifying Your Project Plan
Sometimes it can be difficult to find a project plan that meets all your specific criteria. The Project Plan Shop offers a modification service to help you with your modifications for many of the plans offered on our website. When you complete and submit the online modification request form, our team will provide a free modification quote for your desired changes before you purchase plans. PLEASE NOTE: Unfortunately, we do not offer a modification service for some of the plans published on our website. See the bottom of this article for information about modifying these plans locally.
Typical project plan changes include:
- Adjusting the overall width and/or depth making the plan larger or smaller
- Adding or removing a garage bay
- Moving the service entry door from front to side
- Converting 2x4 exterior wall framing to 2x6 wall framing
- Modifying exterior elevations such as changing the roof pitch, adding/eliminating windows, etc.
- Redesigning the living space of a pool house, office, or studio
- Creating new spaces such as a storage area or half bath in an outbuilding, garage, or barn
- Reversing the plan (right reading reverse if it is not already available)
Some commonly requested changes that we cannot provide are listed below:
- Modifying or engineering the plan to meet local building codes
- Combining two different project plans into one new plan (due to copyright laws)
By following these simple steps, you will discover our modification service is easy to use.
- Determine the changes you want to make to your project plan.
- Click on the “MODIFY THIS PLAN” link on the plan page for your desired plan.
- Complete and submit the modification request form to receive a free, no-obligation quote. Be as specific as possible when describing your changes, and refer to rooms, spaces, and other items on the floor plan the same way they are labeled. For example, if a pool house floor plan refers to an outdoor kitchen, then use “outdoor kitchen” in your description rather than “grill”. Additionally, provide detailed descriptions of your changes as if you were looking at the plan from the front. Use key words such as “to the right,” “towards the back,” and “on the first level.” Give dimensions when available. Use “width” when referring to measurements running left to right, and use “depth” when referring to measurements running from front to back. Finally, if you have a sketch or marked up floor plan illustrating your desired modifications, you can upload up to six images at the bottom of the request form.
- Within one to three business days, you will receive an emailed, no-obligation quote for your desired changes. The quote will list the cost for your modifications plus the cost for the PDF or CAD file needed to legally change the original copyrighted project plan. NOTE: It is necessary to monitor your inbox and your junk/spam folder. Sometimes modification quotes will end up in your junk mail.
- Follow the instructions provided in your emailed quote to place your order for the PDF or CAD file, make payment to the modification team for the quoted modification fee, and move forward with your desired changes.
- Approve the preliminary drawings/sketches of your specified changes if provided by the modification team. NOTE: Any extra modifications requested after your original changes have been submitted will incur additional charges.
- After receiving your approval of the preliminary drawings, the modification team will make your changes to the construction drawings. The modified project plans will be emailed directly to you upon completion.
Other important information:
- Our plans and modifications are drawn to meet national building codes. Our modification team cannot draw the plans to meet any specific, local building codes. We do not guarantee the revisions made by our team will meet your local building codes. It may be necessary that you hire a local engineer, architect, or another qualified design professional to further review the modified construction drawings and ensure they comply with your city, county, municipal, or state/provincial building codes.
- Our plans are not stamped or sealed by an architect or an engineer.
- Time and cost estimates are valid for 30 calendar days.
- All modification requests must be submitted in writing via the online modification request form. (Verbal requests are not accepted.)
- All plan sales are final. We do not offer refunds or exchanges on any plan purchase. Please be sure to review our Terms and Conditions before placing your order for modifications.
PLEASE NOTE: For the project plans offered on our website that do not have the “MODIFY THIS PLAN” link at the top of their respective plan pages, please keep in mind you can still have them modified locally. Any plan available with a PDF or CAD file can be modified with the help of a qualified local design professional. Both the PDF and CAD file plan packages include a copyright release granting legal permission to modify the plan to suit your needs.
