Local Building Codes and Zoning Requirements (when applicable)Each blueprint published on this website was designed to meet or exceed the requirements of the nationally recognized building code in effect at the time and place the plan was drawn. Typically, blueprints designed after the year 2000 conform to the International Residential Building Code (IRC 2000 or 2003). The IRC is comprised of portions of the four major codes below. Plans drawn before 2000 conform to one of the four recognized building codes in effect at the time: Building Officials and Code Administrators (BOCA) International, Inc.; the Southern Building Code Congress International, (SBCCI) Inc.; the International Conference of Building Officials (ICBO); or the Council of American Building Officials (CABO). Although our blueprints were designed to adhere to a national building code, they may not meet all local codes for the area in which you plan to build. Differences in climate and geography throughout the United States and Canada demand that each state, city, county and municipality has its own building codes. These codes can include building regulations, ordinances and zone requirements. This may require modifications to the blueprints to achieve compliance with local building codes before construction begins. In addition, many local governments may require you to obtain permits and inspections before and during construction. We authorize the use of the blueprints on the expressed condition that you consult with a local architect, residential designer or engineer prior to beginning construction and strictly comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances and requirements. Note: Structures to be built in the state of Nevada must be redrawn by a Nevada-registered professional. If you plan to build in Nevada, it is necessary that you contact your local building departments for more information. One-Set Plan PackagesA one-set plan package is considered a study set and is stamped “not for construction.” This plan package allows you to review your garage in greater detail before you begin construction. It can be used to obtain bids and estimates for materials and labor. However, building from as stamped set of plans is a strict violation of the United States copyright law and is punishable by law. Furthermore, reproducing stamped blueprints by any method is copyright infringement. After reviewing your garage plans in detail, you can upgrade to another blueprint package within 90 days by paying the difference in the cost of the home plan packages. Shipping charges will apply to the second order. Architectural and Engineering Seals (when applicable)Some cities and states require an engineer or licensed architect to review and “seal” (officially approve) a blueprint prior to construction. Our plans do not come with an architectural seal. Therefore, we strongly recommend you consult with your local building official to see if such a review is required. It may be necessary to have your plans sealed by a local professional. Copyright InformationThese construction blueprints are protected under the terms of United States Copyright Law. Reproduction in any means or by any way is strictly prohibited unless you have purchased a reproducible plan package or a CAD file and signed the accompanying license allowing you to modify and/or reproduce or copy the blueprint. We authorize the use of the blueprint to construct ONE (1) structure only. If you wish to build the structure a second time, it is necessary that you purchase another blueprint or blueprints or pay additional design fees. Multi-use fees are available for some blueprints and vary by designer. Please contact one of our customer service representatives for availability and a quote.
